First-time buyers and sellers in Mississauga, Milton, Oakville
Homepage, desktop. Value first: the Blueprint offer comes before any request to book.
Mobile. The CTA sits above the fold, with consent-first cookies.

First-time buyers are anxious and research-heavy. Most agent sites ask them to book a call before giving them anything useful.

My site turns that around. Visitors get real numbers first: a personalized Buyer Blueprint, a free guide, city pages and straight answers. The call comes once they trust the process.

01Business context

I'm a real estate salesperson serving first-time buyers and sellers in Mississauga, Milton and Oakville. The website is my main digital storefront. It needs to earn trust from people who are making the biggest purchase of their lives, often for the first time.

02Problem or opportunity
  • An older version of the site had maintenance and SSL problems. A browser security warning loses a visitor before they read a word.
  • The site needed to be properly indexed so it could show up for local first-time buyer searches.
  • Buyers and sellers need different journeys, and both needed a low-pressure next step.
03Strategy and implementation

Visible on the live site today

  • Separate buyer and seller journeys
  • Buyer Blueprint and seller report (CMA) calls to action
  • Built-in consultation booking (30 minutes on Google Meet), with no third-party widget
  • City guides for Mississauga, Milton and Oakville
  • Free 28-page buyer guide and a pre-construction guide
  • FAQ content, Instagram and Facebook links
  • Consent banner for Google Analytics and Meta cookies

What I personally implemented

  • Relaunched and improved the older site, fixing its maintenance and SSL issues
  • Worked on search indexing in Google Search Console, and set up Search Console and GA4 tracking
  • Created custom graphics and marketing content
  • Built the buyer questionnaire and the automated, personalized Blueprint PDF
  • Built the booking system into the site itself, instead of embedding a Calendly-style widget. It reads calendar availability, sends confirmation emails and creates the Google Meet link, so visitors book without leaving the page

The left column describes the site as it is today. It doesn't claim I built every element alone. The right column is the work I did myself.

04Marketing skills demonstrated
  • Customer journey design: one clear next step for each audience, with free value before the ask.
  • Local SEO: service-area pages, FAQ content that answers real search questions, and indexing through Search Console.
  • Lead generation: a gated guide, the Blueprint questionnaire and a seller report offer.
  • Copywriting: plain-language headlines like "Your first home starts with a plan, not a guess."
  • Privacy-conscious analytics: optional cookies the visitor can decline.
05Measurement Tracking live

In place: Google Search Console and Google Analytics 4 are set up and tracking the site. GA4 runs behind the cookie consent banner.

  • Search Console: I monitor indexing, impressions, clicks and the queries the city pages and FAQ appear for.
  • GA4: I track traffic sources and how visitors move through the buyer and seller pages.

What I'm building next:

  • GA4 events for each funnel step: Blueprint started, completed, call booked, and guide downloaded.
  • UTM links on Instagram and Facebook posts, so booked calls can be tied to each channel.

Castoreum Canada for Solitaire Globals

Role
Designed and built the website
Client
A Canadian trading company
Market
B2B fragrance buyers in France, Europe, the UAE, Pakistan and beyond
The hero answers a buyer's first questions straight away: what, which grades, how much minimum, and where it ships.
On mobile, WhatsApp gets equal weight, because that's how many export buyers prefer to reach suppliers.

A niche product with a small, specialist and international audience. The website has to do the work of a knowledgeable sales rep.

Castoreum buyers (fragrance houses, tincture makers, traders) need to know grades, minimum order, documents and legality before they'll send an inquiry. There's no online checkout, so the goal is a qualified quote request.

01Business context

Solitaire Globals is an Ontario-based importer, exporter and distributor that has specialized in beaver castoreum since 2009. They wanted a stronger online presence to reach buyers abroad, so I built their website.

02Problem or opportunity
  • Give a specialized B2B product a credible, dedicated digital presence.
  • Become discoverable for relevant product and supplier searches, in English and in French.
  • Educate buyers up front so inquiries arrive pre-qualified (grade, quantity, destination).
  • Make contact easy in the channels international buyers already use: email and WhatsApp.
03Strategy and implementation
  • Spec strip in the hero: grades, 50 kg minimum, species, origin and worldwide shipping, all answered without scrolling.
  • Product information architecture: one card per grade, each with a "best for" use case, plus deeper pages on grades, pricing and "what is castoreum".
  • French content for France, the priority market (Grasse and Paris perfumery).
  • Export-destination content and an interactive route globe that shows the business really ships.
  • Trust signals: real warehouse photos, a four-step ordering process, and a FAQ that covers CITES status and export documents.
  • Low-friction conversion: a pre-written quote message, a WhatsApp deep link with a ready-made greeting, and a "copy message" option.
04Marketing skills demonstrated
  • Audience research for a niche B2B buyer and their objections
  • SEO-minded page structure, descriptive titles and educational content
  • Bilingual content for a priority export market
  • Conversion design for inquiries rather than checkout
  • Search Console and GA4 tracking, with consent-gated analytics ("No advertising")
05Measurement Tracking live

In place: Google Search Console and Google Analytics 4 are set up and tracking the site. GA4 runs behind the cookie consent banner.

  • Search Console: I monitor indexing and the supplier queries the English and French pages appear for.
  • GA4: I track visitor countries, traffic sources and engagement on the English and French pages.

What I'm building next:

  • GA4 events that compare quote-form sends with WhatsApp clicks.
  • FAQ open tracking, so the most common buyer objections can move higher on the page.

No rankings, traffic, lead counts or sales are claimed for this project.

Current project

Lilac Mithai Studio

I'm helping Lilac, a GTA dessert business that makes handcrafted mithai in keepsake gift boxes, grow its sales. I plan the marketing strategy and run Meta ads around product launches and seasonal moments like Diwali, weddings and birth announcements.

  1. 01Plan around sales moments

Build the plan around product launches, Diwali and other events, when people are already shopping for gift boxes.

  2. 02Run Meta ads

Build and run Facebook and Instagram campaigns that put each launch or seasonal box in front of the right audience.

  3. 03Turn attention into orders

Point every campaign at one clear next step, so interest becomes a sale or a custom order.

Posts from the @lilac.studioss feed. The branding and creative are Lilac's own. My part is the strategy and the Meta ads that put them in front of buyers.

Marketing operations

From questionnaire to booked call, automatically.

I built a lead qualification workflow for my real estate business. Click through each step to see what it does, which tools run it, and why it matters to marketing.

    What this shows an employer

Marketing ops thinking, not just tools.

    • Lead qualification: leads are scored and sorted so follow-up time goes where it counts.
    • Personalization at scale: every buyer gets their own plan, with no manual writing.
    • Customer experience: instant value, then easy booking with confirmations and meeting links.
    • AI-assisted productivity: I used AI tools to draft copy and develop script logic, and I check the output myself.

    Skills with evidence

What I can do, and where you can see it.

Skills are grouped by marketing discipline. Each one is honestly rated by how I've used it and links to the project that shows it.

    About and approach

How I approach a marketing problem.

I start with the customer's question, not the channel.

Whether it's a nervous first-time buyer or a perfumer in Grasse looking for a reliable supplier, the job is the same. Find out what they need to know, answer it clearly where they're already looking, and make the next step easy.

I like the practical side of marketing: building the page, writing the copy, wiring up the form, and checking that it all works. I use AI and no-code tools to move faster, and I always check the result myself.
